The Baliners is a licensed real estate agency based in Bali and a member of the Indonesia Real Estate Broker Association (AREBI) (certification: AREBI-LSP). By using this website you accept these terms; if you do not accept them, please do not use it.

• Website: this The Baliners website, its pages, its property map, its favorites and shared links, and its assistant.
• We, us: The Baliners
• You, visitor: anyone who uses the website.
• Listing: a property presented on the website for sale or lease.

The website presents villas, land, commercial properties and developments in Bali for sale or lease, on behalf of their owners and developers, and helps you contact us about them. It is not a shop: nothing is bought, paid for or reserved on the website, and no part of it is an offer that becomes a contract when accepted online.

• In good faith: listings are presented in good faith from the information given to us by owners and developers. Descriptions, sizes, photos, features, zoning and lease periods may contain errors or change without notice.
• Prices: prices are asking prices in Indonesian rupiah (IDR). A price may be per are, per year or per month, or "On Request". Prices are not binding offers and may change at any time.
• Availability: a listing may be sold, leased or withdrawn before the website is updated. Availability, legal status, ownership type (freehold or leasehold), title and permits are confirmed only during a qualified inquiry and the due diligence that follows.
• Maps: the circle on a map marks a property's approximate area, not its exact position or boundaries, and the area outlines drawn on the map come from OpenStreetMap and are indicative only.

Sending an inquiry or requesting a viewing creates no obligation for you or for us. A purchase, lease or sale is agreed only in a written agreement signed by the parties, with the legal checks carried out by a notary (PPAT) as Indonesian law requires. You are responsible for taking your own legal, tax and financial advice, including on the rules that apply to foreign buyers. Our fees, where they apply, are set out in a separate written agreement.

• Favorites: the properties you save are kept in your own browser and can be removed at any time.
• Shared links: a shared list of properties or a shared map can be opened by anyone who has the link, so share it only with people you choose. A shared link that nobody opens for a year is deleted automatically, and we may remove any shared link at any time.
• Changing listings: a shared list shows only the properties that are still listed; one that is sold or withdrawn drops out of it.

Our assistant answers questions from the website's own content, can make shareable lists and maps, and draws areas from public map data. Its answers are generated automatically and may be incomplete or wrong; they are not legal, tax, financial or investment advice, and they do not bind us. Please confirm anything important with our team. Do not share sensitive personal data in the chat. To keep the service available to everyone, the number of messages that can be sent in a short time is limited.

You agree not to:

• Copy or harvest: copy, scrape, download in bulk or republish listings, photos, videos or other content, by hand or with automated tools.
• Interfere: attack, overload, probe or try to get around the security of the website, or use it to send spam.
• Misuse: use the website or the assistant for anything unlawful, misleading or harmful, or pretend to be someone else.

The website's content, including its texts, listing descriptions, photos, videos, logos and design, belongs to The Baliners or to the owners who allowed us to use it, and is protected by law. You may view it and share links to it for your own, non-commercial use; anything else needs our written permission.

The website links to, and uses, services run by others, such as WhatsApp, Google Maps, OpenStreetMap, YouTube, Vimeo and social networks. Their own terms and privacy policies apply when you use them, and we are not responsible for their content or availability.

The website is provided as it is and as available. To the extent the law allows, The Baliners is not liable for any loss arising from the use of the website or from relying on its information, including errors in listings, prices or availability, answers given by the assistant, or the website being unavailable. Nothing in these terms limits a liability that cannot be limited under Indonesian law.

We may change these terms, and the website itself, at any time. Every change applies automatically as soon as it is published on this page, without prior notice, and by continuing to use the website you agree to the terms as they then stand. Please check this page from time to time.

These terms are governed by the laws of the Republic of Indonesia, and any dispute is settled by the competent courts of Indonesia.
